Nicola’s practice area includes a wide variety of landlord and tenant issues, including tenant default, e.g. recovery of rent by CRAR, forfeiture and court proceedings. Also dilapidations disputes; the service of break notices and action in relation to breaches of other lease covenants, including claims for breach of covenant for quiet enjoyment etc.
Nicola assists a number of household names including building societies and national companies in relation to the management of their real estate portfolios which involves systemising volume instructions relating to the service of notices, dilapidation disputes, securing the performance of break rights, recovery of possession etc.
Recent cases include managing a client’s exit strategy from a substantial office building in West London. This involved the co-ordination of the termination of a number of sub-tenancies, resolving a substantial dilapidations claim and disputes over rent deposit deeds.
She currently has a number of cases concerning the enforcement of break rights; contested dilapidation claims; recovery of possession and service charge disputes in addition to providing appropriate legal services for the day to day management of property portfolios.
