The Coronavirus Act 2020 (Residential Tenancies: Protection from Eviction)

When the Coronavirus Act 2020 (CVA 2020) came into force on 26 March 2020, notice periods in relation to possession proceedings for certain residential tenancies were extended with the aim of protecting residential tenants from eviction. The relevant period, for the purposes of these provisions, began on 26 March 2020 and was due to end on 30 September 2020.

As the name suggests, the Welsh Regulations apply only in Wales and they:

  • Extend the relevant period until 31 March 2021
  • Increase from three months to six months the period of notice required for most notices served in relation to protected and statutory tenancies, secure tenancies, and introductory and demoted tenancies in Wales. These notice periods are now in line with those required for assured and assured shorthold tenancies.
  • Suspend certain parts of the CVA 2020, so that where a landlord relies on certain grounds involving anti-social behaviour, nuisance and annoyance, and domestic violence, the notice requirements have reverted to those in force before the CVA 2020 was enacted.
