We have a particular specialism in commercial landlord and tenant disputes. We have a dedicated team which handles commercial lease renewal work under the Landlord and Tenant Act 1954, for both landlords and tenants. There are often rigid deadlines in lease renewal claims. If you have been served with a Section 25 Notice or a Section 26 Request, it is important to act quickly. We can provide the necessary tactical and strategic overview to ensure you are protected.

We can also help with disputes about rent arrears, rent reviews, forfeiture, covenants, possession and repossession, and service charges. Clients also seek our advice on early termination of leases by exercising a break option or negotiating a surrender.

Once the lease has expired there are very specialist and technical legal issues to consider in assessing liability for disrepair, re-instatement and dilapidations. We have been involved in many high profile cases and can offer a real insight as to how best to pursue or defend such claims.

For owners of freehold property, we advise on the whole range of possible problems and challenges which may arise, including boundary, party wall, right of way, trespass, nuisance, right to light, easement and adverse possession disputes. Disputes over option agreements or conditional contracts are also regular features of our work. Further, if as an owner of land, you have squatters or fly-tippers trespassing on your land, we can provide the necessary instant response, working with our network of enforcement agents.

Property disputes come in various shapes and sizes, and in different tribunals. Our team of specialist lawyers represent our clients in the County Court, High Court, Court of Appeal and the Supreme Court, as well as dealing with claims in the First-tier Tribunal (Property Chamber) and Upper Tribunal (Lands Chamber).
