Geldards advises Clowes on 27,000 sq ft industrial unit for Unilode Aviation Solutions at Stud Brook Business Park
Geldards has successfully advised Clowes Developments on a 10-year let of a cutting-edge 27,000 sq ft industrial unit at Stud Brook Business Park. Global aviation specialist Unilode Aviation Solutions is relocating its business to the mixed-used Business Park, capitalising on links to nearby East Midlands Airport in a bid to further expand its international operations.
Unilode Aviation Solutions is headquartered in Zurich, Switzerland and oversees the world’s largest outsourced fleet of Unit Load Devices (ULDs), containers used to transport air cargo. Unilode also provides a global network of maintenance and repair for containers, pallets and aviation equipment serviced by a team of over 800 employees worldwide.
Sustainability plays a major role in Unilode’s business model and it was a significant factor in the decision to move to one of Stud Brook’s state of the art industrial units. The 20-acre Business Park offers industrial and distribution units for SMEs ranging from 8,500 to 30,000 sq ft using the lowest cardon footprint possible, with this unit rated ‘excellent’ by BREEAM (Building Research Establishment Environmental Assessment Method) for environmental performance and good sustainability practices.
Geldards provided property and construction legal expertise, advising Clowes on the build agreement for lease led by Derby based partner Heather Dixon who heads up the Industrial and Logistics team, supported by legal assistant Sarah Jackson, Infrastructure and Construction Partner Chris Hawrylak and solicitor Laura Matthews.
Commenting on the deal, Heather Dixon said:
“Geldards is delighted to have advised Clowes on the lease agreement for this major industrial space at Stud Brook Business Park for global firm Unilode Aviation Solutions. This is the third lease agreement at Stud Brook Business Park that Geldards has advised on, demonstrating our expertise in the industrial and logistics field and working as a team with Clowes to deliver deals. We also worked alongside TanRo and the wider professional team including Millward, IMA Architects and Postins Project Services to agree terms with Unilode Aviation Solutions.
The move represents a superb opportunity for Unilode to take advantage of the excellent transport links afforded by the location of the Business Park, not just its proximity to East Midlands Airport, but access to Castle Donington Bypass. The sustainable design of the industrial units at Stud Brook is an attractive option for SMEs looking for environmentally sustainable industrial space – which is always in short supply.”
James Richards, Development Director at Clowes Developments UK Limited commented:
“We’re pleased to welcome Unilode Aviation Solutions to Stud Brook Business Park. A big thank you to Heather Dixon and the team at Geldards for their continued professionalism and efficiency in supporting transactions across our extensive property portfolio and specifically at Stud Brook.
With the final units in phase one at Stud Brook set to complete by the end of May, and ongoing strong interest in the remaining spaces, we’re optimistic that more exciting announcements will soon follow.”
